General

Potential High Yield Income Streams Various Cap rates depending on cash requirements, appreciation potential Price Range: typically between $1,000,000 - $15,000,000 (prices should average 15-20% below replacement cost) Cash Equity - "All Cash" or "Cash to Existing Debt" Value Add Opportunities sought (upside with increased rents, lowered cost, or lease up)

Property Criteria

Class "B" and "C" Multifamily Residential Apartment Communities Portfolio Blocks (Single Family Residents) Minimum size - 60 plus apartment homes Age - open Utilities - individually metered preferred but not mandatory Roofs - pitched construction preferred but not mandatory Minimum Occupancy - 85-90%. Will consider lower occupancy on properties requiring renovation, well located, and has value enhanced opportunity Quality Property - will consider deferred maintenance or renovation properties if well located with value enhanced opportunities.
